Pricing
A typical bespoke estate agency website is £2,500.
Then £149 a month for hosting, your CRM sync, monthly search work and support. Not “from £2,500” — that is the trick we are arguing against. It is what most agencies actually pay, and it buys the whole thing rather than a base you extend.
Three sizes of job, one product
Every site includes everything on the features page. The price reflects how much there is to build, not how much of the product you get. There is no cut-down version and nothing is held back at the bottom.
£2,500 — most agencies
Sales and lettings, your CRM connected, one or two offices. The design, the property pages, the location data, the search, the content, the SEO. All of it.
£3,000 — a bit more to build
A commercial arm as well. Or a second CRM, because sales and lettings grew up on different systems. Or offices spread across a district rather than sat in one town.
£4,500 — a bigger job
Three or four property types. A page for every development you market. Offices across a county. The kind of site where the navigation is as much of the work as the pages.
We will tell you which of these you are on the first call, before you commit to anything. And if you sit between two, we quote the honest number rather than rounding up.
The monthly
£149 a month for most agencies — more if you carry a lot of stock, and we will tell you which band you are in on the same first call rather than letting you find out on an invoice.
It covers managed hosting and SSL, your CRM sync and the people who keep it running, search optimisation worked on every month rather than at launch and then forgotten, core and security updates, daily backups, and someone who answers the phone.
It also covers every new feature we build. When we add a dataset or a new search type, it arrives on your site without an invoice attached — see Always Current.
- Per feature
- Per page
- Adding a branch
- A separate hosting invoice
- New features we build
- Area guides, however many
Why we publish this at all
Most of this market does not publish prices. Where a build price is published, the recurring cost usually is not — and where a monthly is published, the charge that kicks in once you pass a certain number of listings generally is not either. Either way you cannot work out what a website is going to cost you over three years without a phone call and a proposal.
The cheaper quotes in this market are templates. The published price we can find for a genuinely bespoke estate agency website is several times ours, and it still does not include the recurring cost.
We would rather you knew before you rang. That is the whole reason the three numbers above are on a page instead of in a PDF.
- Is there a contract? Yes, and you can read it before you speak to us.
- Who owns the site and the domain? You do, both.
- What if I leave? Your content and your database come with you.
- Do you charge per branch? No.
- What if my listings grow? We move you up a band when it is consistent — and back down, unprompted, when stock drops.

Twenty minutes on a call and we can tell you, along with what we would build and roughly how long it would take.
